Supervisor of Custodial and Maintenance

Purpose Statement:
To provide Springport Public School’s community with facilities that are safe, clean and in good physical condition.
Essential Duties And Responsibilities:
- Responsible for coordinating and overseeing all aspects of the District operations, maintenance and project management.
- Demonstrates knowledge and compliance of applicable government regulations and laws.
- Develops and monitors the annual budget recommendations for operations services and facilities projects so as to reflect Board goals.
- Responsible for all other assignment and duties as directed by the Superintendent or his/her designee
- Responsible for compliance of inspections regarding Asbestos, MSDS, Fire Systems, Elevators, Boilers, check valves, etc.
- Investigate and evaluate new products, methods of cleaning, equipment updates.
- Knowledge of Prevailing Wage Law
Building Operations:
- Monitors and improves the District’s physical operations, including the maintenance/custodial program.
- Responds to all requests from buildings and addresses emergency problems in those buildings.
- Responsible for administration of energy programs.
- Serves as a liaison with contractors, representatives, and service providers for facilities projects.
- Monitors, supervises and schedules construction contractors, engineers and service providers.
- Knowledge of computerized heating system
- Knowledge of computerized security system and lock systems for doors
- Knowledge of roof, electrical, plumbing
- Knowledge of Pest control and regulations regarding public schools
- Knowledge of fire system and panel alarms
- Oversee Kitchen Hoods inspection and cleaning contract
Grounds Operations:
- Maintain lawns, football fields, irrigation systems, parking lots, exterior lighting, sidewalks and track.
- Oversee maintenance of all equipment, trucks, lawn equipment, HVAC, Unit Ventilators, air handlers, snow plow equipment, lift.
- Oversee Transformer inspections to insure top operation and safety
Supervisory Responsibilities:
- Supervises and evaluates custodial, maintenance and contracted services.
- Researches innovative practices and disseminates appropriate information to the staff as it relates to support staff.
- Maintaining proper training levels and records, (Asbestos, MSDS, Confined Spaces)
- Knowledge of Union Contract and compliance.
- Selects a diverse interview team and serves as interview chairman for any openings in their department and makes a recommendation of the staff to hire.
- Responsible for the development of maintenance techniques and procedure and provides updated on-going training for the operations workforce.
Administration Duties:
- Serves on District Buildings and Grounds Committee and is a member of the bargaining team.
- Responsible for administration of energy programs..
- Coordinates developing facilities plans and needs with administration.
- Demonstrates knowledge and compliance of applicable government regulations and laws.
- Knowledge of requesting and accepting bids through the Bid Process.
- Ability to formalize specification sheets, negotiate contract terms for refuse, Comtronics, Landscaping, Pest control, etc.
- Communication, keeping open line between employees, teachers, administrators
Safety and Security:
- Responsible for coordinating responses to after-hour emergency calls, i.e. building alarms, police, fire, maintenance, etc.
- Coordinates an active alert system for local weather conditions to determine if it is necessary to close schools, or if it is necessary for inclement weather assignments.
- Oversee/conduct emergency drills in compliance to state regulations. Maintain records to meet standards.
Budgeting/Ordering:
- Project line item budget figures for accounts, analyze and adjust as needed
- Determine products used by the district, negotiate prices,
- Control inventory of cleaning supplies, electrical and plumbing supplies
Other:
- Oversee Building use and set up of events
- Oversee Crisis Plan
- Maintain the maintenance request ticket system
Qualification Requirements
- Must have an extensive background in facilities management, project management multi-task responsibilities, be able to demonstrate fiscal, leadership and problem-solving skills and have strong knowledge and experience in organizational operations.
- Must be familiar with rules governing facilities occupancy and safety including MIOSHA, EPA, Department of Agriculture, Office of Fire and Safety, as well as current building codes and regulations.
Education and/or Experience:
- Minimum of a high school diploma
- Minimum of ten years experience in the following:
- Ground maintenance.
- Building maintenance.
- Custodial services.
- Project management.
Certificates, Licenses, Registrations (if applicable):
- State of Michigan Drivers License.
