Our ideal candidate: Perform duties relating to processing of construction mortgage loans. Which includes; reviewing file upon receipt, insuring that all required documentation/disclosures have been or are properly requested in pursuant to Arizona State Credit Union, Investor, State and Federal regulatory requirements.
Review and approve concerning Builder and Builders complete Packages along with ordering inspections as required for Credit Union/Member protection. Provides members, loan officers, management and contractors with effective communication regarding file status and service. Any individual who meets the definition of a mortgage loan originator and is employed by a federal agency-regulated institution will need to be registered on NMLS. Ensures compliance with applicable policies, laws, and regulations, including the Bank Secrecy Act (BSA), Anti-Money Laundering (AML) compliance, USA Patriot Act, and Office of Foreign Assets Control (OFAC).

ESSENTIAL RESPONSIBILITIES
1. Obtain all necessary documentation to process a mortgage loan for submission to underwriting system. Validate loan officers data input and if borrower upfront has provided documentation, analyze all credit, income, and deposit information as specified by AUS system.

2. Review incoming documents to ensure their accuracy and completeness; resubmit in AUS, review conditions, and communicate additional documentation or requirements needed. If loan decision has changed outside set limits, present file to underwriter for further consideration.

2. Create and review builder files for approval. Assist in underwriting the builder as needed.

3. Review and request all construction loan exhibits to ensure accuracy of LTV and compliance to Construction loan guidelines.

4. Review incoming documents to ensure their accuracy and completeness; for construction loan package, request missing information from member or builder.

5. Be available to closing, servicing and loan originators for general guideline interpretations and questions on specific loan files.

6. Assist, as requested, in training processors or loan originators on construction loan program.

7. Review, approve and update all draw requests by accurately managing the cost breakdown in accordance to our construction loan program guidelines. Work closely with Real Estate Management to advise them of any construction liens or project challenges that may place AZSTCU at a higher risk. Interact with loan officer, members, contractors, and other vendors to follow-up on documentation and information.

8. Order and process all construction inspections and communicate to member and builder.

10. Thorough knowledge of all federal and state regulations governing credit union lending, with particular emphasis on rules and regulations governing real property lending on first mortgage loans.

11. Send communication to member and preparing the loan for loan conversion to permanent construction loan.

12. Confirm accuracy of all income, loan-to-value, and other % complete too % drawn calculations. Review and request all construction loan exhibits to ensure accuracy of LTV and compliance to Construction loan guidelines.

13. Handle draws through construction portion of loan adhering to all process and procedures set forth by Mortgage Servicing including obtaining required approval for draws. Questioning and discrepancy explanations.

14. May assist in Mortgage closing and servicing of construction loans files and additional duties within mortgage closing servicing as assigned.

Develop an understanding of Credit Union philosophy, organization, bylaws, and operational procedures and comply with the requirements of the Bank Secrecy Act, AML, OFAC and all other applicable State and Federal Financial Institution Regulations

REQUIREMENTS
1. High school diploma required. Associates Degree preferred
2. High level of commitment to member service, cooperative, and friendly nature toward co-workers, members and builders.

3. Minimum five to eight years processing, with a minimum of two of those years Construction experience. One year underwriting experience in first-mortgage preferred but not mandatory.

4. Minimum of three years Construction servicing experience. Preferred but One year mandatory.

5. Proficient mathematical skills, with a high degree of accuracy. Ability to perform complex income analysis. Working knowledge and ability to perform and analyze complex tax returns. Including corporate, partnerships, and sub-s corporations.

6. Excellent written, verbal communications skills and attention to detail.

7. Proficient PC skills, with the ability to learn new software. Familiarity with a variety of standard office equipment. Spreadsheet knowledge

8. Ability to perform under pressure in a team environment.

9. Ability to present a professional image to members, management, staff, and outside contacts.

PHYSICAL REQUIREMENTS
Office mobility is required. Must possess sufficient manual dexterity to skillfully operate standard office equipment including a computer, typewriter, calculator, fax machine, copier and telephone. Corrected vision and hearing within normal range. A telephone device to enhance hearing will be provided if needed.
